Gross yield

Annual rent divided by the property value. Weekly rent is multiplied by 52. It is the quickest way to compare one property against another, before any costs.

Net yield

Annual rent less the management fee, council rates, landlord insurance, body corporate levies and your maintenance allowance, divided by the property value. A truer picture of what the property actually returns.

Cash flow

Net rental income less your loan repayment, on a principal and interest basis. A negative figure means the property costs you money to hold each month.
